General Home Inspection
Our Professional inspectors follow the successful Attics
and Under format while conducting the home investigation, documenting
the report, and reviewing inspection findings with each Buyer/Client. Each
inspection has the following primary elements:
 | An approximate 3 hour Home Investigation (which follows an in-depth 32 page check list)
-- Each inspection/report conforms to the GAHI and ASHI Standards of Practice |
 | A verbal review of significant inspection observations with the Buyer/Client |
 | Conversation with each Buyer/Client on site to answer questions or concerns and to teach
how the home works, explain unfamiliar systems, suggest maintenance procedures and point
out ways to correct or avoid problems |
 | A written report can be available on site (most final reports have a typed summary with
digital color photographs and are provided within 24 hours) |
 | Approximately 25 pages of valuable maintenance/homeowner information is also included in
the final report |
 | Gutters, Downspouts -- general condition and
ability to divert water away from dwelling |
 | Driveways, Walks, Patios, Decks, Porches --
general condition of each |
 | Walls, Floors, Ceilings, Interior Windows --
general condition of each |
 | Attic -- general condition of visible roof
sheathing, ventilation, insulation, and structural framing |
 | Basement/Crawl Space -- visible inspection for
evidence of moisture penetration/damage, general condition of foundation materials and
structural integrity |
 | Plumbing System -- all accessible fixtures are
tested (including water heaters), and visible supply and drainage piping is inspected for
type of material and general condition |
 | Electrical System -- a visual inspection is
performed on the primary Service Entrance cable and the interior of the distribution
Panel. Random testing is performed on outlets and switches. |
 | Air Conditioning System -- general condition and
differential temperature test |
 | Heating System -- general condition visual
inspection and performance check using TIF 8800 combustible gas detector |

Upper and lower decks have several broken joists (such as the one shown in this
photograph) which have deep cracks that have probably weakened the structure and should be
replaced

Pipe
columns supporting upper deck are not plumb and are leaning away from structure causing
most of the joists to pull away from the ledger board (no bolted joist brackets found).
This is an extremely unsafe condition considering this deck is more than 20 feet above
grade. A professional deck engineer/contractor should perform required corrective
modifications and certify deck is safe once repairs are made. |
